It has hardwood floors in both bedrooms, the living room, and part of the hallways. The bedroom for rent is medium in size. It can easily fit a queen size bed with a dresser. The bedroom has a closet. It has 2 windows to give you a reasonable amount of natural light. In case of a fire, you could easily go out through 1 of the windows to safety. The bedroom has hardwood floors. It was painted from top to bottom last year. The current tenant in Bedroom #1 has been renting from me for approximately 23 years. She only wants a female roommate. Smoking would be allowed if the smoking is kept to the room for rent.

It has lots of cabinet space for all of your dishes, pots, and pans. The kitchen has 3 windows. The full size bathroom features a beautiful 2 piece fibreglass bathtub and shower. It has lots of storage cabinets and drawers inside the bathroom for convenience. The bathroom has fancy tongue and groove wood walls. It has 1 window with nice wood shutters. To the left of the bathroom is the medium size Room For Rent with a closet. It can easily fit a queen size bed with a dresser. The room has 2 windows to give you a reasonable amount of natural light. In case of a fire, you could easily go out through 1 of the windows to safety. It has hardwood floors. Next to the Room For Rent is the large master bedroom with 2 closets. It has hardwood floors. You have complete control of your heat. There is a thermostat in each room. There are electrical outlets all throughout the apartment for all of your electronics. The apartment has decent size windows to give you a reasonable amount of natural light.

• 107 Argyle Street is a house converted into 4 apartment units on the corner of Argyle Street, and Smythe Street in the Downtown core of Fredericton. There are two 2 bedroom apartments on the main floor. There is a 1 bedroom apartment and a 4 bedroom apartment in the basement. All of the electrical was upgraded to breakers in recent years. There is some free paved parking for cars on the right side of the house. All apartments at this location have their electric heat, hot water, and lights included through NB Power. It is on the bus route. The snow removal, lawn care, and maintenance are included. I had 1 recent tenant who lived at this location for approximately 27 years. It is located across the street from Tim Horton’s, Williams Seafood Restaurant, and The Atlantic Superstore. It is nearby 2 big parks Odell Park, and Wilmot Park.

• The coin-operated Laundry Room is open 24 hours a day, 7 days a week for your convenience. It has 1 current model Maytag commercial front-load washer starting at only $2.25. These impressive Maytag washing machines feature a Powerwash® Cycle for only an extra $0.50 which gives you extra cleaning power by adding more agitation time, hotter water, and extra rinses. • The Security Deposit is the same as one month's rent. For example, if your rent is $985 then your Security Deposit is $985. I prefer to get all $985 of the Security Deposit up front with the $985 in rent when moving in.

• Cats and dogs are allowed at all of my locations for an extra charge. If you choose to bring a cat with you it is $45 per month per cat. If you choose to bring a dog with you it is $55 per month per dog. I have extra parking spaces at some locations that non tenants can rent for only $59 per month.

• I give you a 2 Year Rent Guarantee that your rent will stay the same for 2 years. A lease is required until August 31st, 2026. You would give 3 months notice in writing by May 31st, 2026 or earlier to terminate your lease for August 31st, 2026. If you don’t give 3 months notice in writing to terminate your lease then on September 1st, 2026 the lease would automatically renew on a year to year basis.
